Summary: Contracts to perform specified construction work by performing the following duties personally or through subordinate supervisors.

Essential Duties and Responsibilities include but not limited to the following:

  • As part of a development team, the Project Manager will be involved in planning meetings with the Owner and Architects to contribute pertinent information as to how it will affect the budget. The preliminary budget will be modified to reflect any changes in the drawing until the final budget is approved.
  • Project Manager will contact all municipal governing agencies again after the Architect to reconfirm all cost issues for himself/herself. This final responsibility for all costs rests here.
  • Perform preliminary and final firm cost estimates as needed and includes all costs of materials, labor, and use of equipment required to fulfill provisions of contract.
  • Based on plans provided, the Project Manager will compile a preliminary budget and review the results with the President.
  • When the project is ready for final bidding, the Project Manager will coordinate the required documents with the Architect and solicit for bids.

· Pre-qualify bidders as their ability to perform.

· Develop bidder interest in the project.

· Establish a bidding schedule and attain a full understanding of the bid construction documents.

· Meet with bidders and walk them through to completely familiarize them with the project.

· Answer questions of bidders with Architect and suggest addendum to be issued to bidders, if necessary.

· Receive bides, analyze bids, and make recommendations to the owner if the contract calls for the Owners input and award bids.

· Solicit as much local support to the project as possible.

· Collect a minimum of three bids in all major categories.

  • Draft the Construction Contract or Scope of Work with the specifications and price for presentation to the Owner with the Development Consultant.
  • Offer compliance with plan documents and specifications established and gives suggestions for review in details that require another look.
  • The Project Manager will create the contracts and suggest awarding then to qualified subcontractors. He will make an extra effort to utilize local qualified subcontractors from the Owner’s list.
  • Develop an accurate construction schedule for all parties.
  • Purchase and ensure that materials for construction are on site as needed.
  • Inspect work at sites for compliance with terms and specifications of contract on a regular basis and confers with the job superintendent regularly to assist in scheduling and problem solving.
  • Confers with subcontractors and supplies to negotiate terms of subcontracts or material lists.
  • Develops subcontracts and material purchase for all trades of each construction project as needed.
  • Selects the best possible qualified subcontractors available by exercising a full and detailed effort. Provides the highest quality materials purchased or through his subcontractors without compromise for personal gain.
  • Make sure Builder’s Risk Insurance is handled. Either have the company set up a policy or see that a policy from the Owner, with Miller Architects & Builders name included, is in our office before the job starts.
  • Gives all subcontracts to the assigned Administrative Assistant and does not allow anyone on the jobsite without a proper insurance certificate in Miller Architects & builder’s office.
  • Has signed Change Orders with the Owner and subcontractors before allowing any work or changes to be performed.
  • Process bill approvals in an organized, accurate, and complete manner.
  • Prepares the monthly draws to the Owner and ensures collection.
  • Thoroughly track job cost to know continually the financial health of his/her assigned projects through the use of reports available and immediately report any problems arising to the President.

Supervisory Responsibilities Manages 1 to 4 subordinate supervisors who supervise a total of 1 to 24 employees of independent subcontractors that are working on the project. Is responsible for the overall direction, coordination, and evaluation of these units. Carries out supervisory responsibilities in accordance with the organization’s policies and applicable laws. Responsibilities include interviewing, hiring, and training employees; planning, assigning, and directing work; appraising performance; rewarding and disciplining employees; addressing complaints and resolving problems.

Job Type: Full-time

Pay: $80,000.00 - $90,000.00 per year
