Job Responsibilities

• Oversee the maintenance of the entire facility.
• Oversee housekeeping, laundry, and maintenance personnel to include scheduling, hiring, training, performance evaluations, discipline, etc.
• Plan and coordinate project work with a focus to improve efficiency and/or reduce operating costs. Maintain a high standard of safety, cleanliness and efficiency in all maintenance and repair projects.
• Manage outside contractors and their projects.
• Ensure city, county, state, and federal regulations relating to the maintenance of the building are met at all times.
• Develop and maintain preventative maintenance programs.
• Conduct regular preventive maintenance inspections.
• Assist with educating staff regarding safety and basic maintenance.
• Develop, set, and track budgets for environmental and maintenance departments.
• Work closely with the Director of Nursing to maintain infection control practices and processes.
• Participate in facility Quality Assurance Program as required.
• Be on call for emergencies. Ability to work a flexible schedule as needed.
• Oversee the repair or replacement of equipment and systems, and all facilities maintenance as required. Order and maintain inventories of suitable supplies, tools, and equipment.
• Attend and participate in departmental staff meetings, development, and training courses.
• Value the Community as the residents' home and works to create attributes of home and models person centered care.
• Maintain safety, health, and environmental policies and procedures.
• Ensure that all equipment is clean and is always professional in appearance.
• Perform additional duties/assignments that may be required.

Job Qualifications

• 4+ years facilities management experience for a large or 24-hour facility required.
• 2 or more years of supervisory/management experience
• Experience building a team is preferred.
• Associate’s degree is preferred.
• 4 years of experience with HVAC, electrical, maintenance and repair including knowledge of standard practices.
• Ability to function appropriately under stressful conditions.
• Strong work ethic, intense drive, and initiative for quality and customer service.
• Excellent written and oral communication skills.
• Excellent problem-solving skills both one-on-one and in group situations.
• Ability to utilize a participative approach to managing staff.
• Understanding of budgeting processes and awareness of profit and loss concepts.
• Excellent administrative and organizational skills and an ability to prioritize.
• Proficient computer skills and knowledge of MS Office products, including Word, Excel, PowerPoint, Outlook, and internet.

Physical Requirements/Environmental Conditions

• Requires prolonged sitting and/or standing.
• Requires physical exertion to manually move, lift, carry, pull or push heavy objects or materials.
• Requires the ability to stoop, kneel, crawl, bend, turn and reach.
• Requires the ability to climb and balance.
• Must be able to work indoors and outdoors year-round.
• Must be able to work in noisy, crowded, and stressful environments.
• Must be able to work in and around dust, fumes and odors.
• Must be able to lift a minimum of 25 pounds.

• Requires punctuality in reporting to and regular attendance and/or physical presence at the job.
