Kamehameha Schools is hiring for a Land Operations Manager to support lands in Maui Country (to include Moloka'i). This position will work closely with our Asset Management team and Natural & Cultural Ecosystems team as they engage with our farming and ranching tenants in meaningful ways to support Hawai’i’s local food production.
The ideal candidate will have experience with GPS, GIS Software, Camera Equipment, Drones, and will have an ability to read, understand, and create maps.

Job Summary
Provides property management responsibilities for more complex KS assets within an area or region. Receives and responds to day-to-day tenant inquiries and requests. Conducts property inspections, maintains new land use and property access records, develops procedures, and creates new processes to protect KS properties and limit unauthorized access to properties.
Essential Responsibilities
Property Inspections
-
Performs physical inspections of area or regional assets which could include conservation, agricultural, residential, and selected commercial properties. Generates reports to verify lease agreement terms and conditions are being met.

Provides lessees with recommendations approved by Asset Manager to bring defaults into compliance to bring defaults into compliance. Works with Assets, Regional, or Resources Managers to monitor progress.
Risk Analysis and Management

Assists with develop and implementation of risk management plans for area or regional properties. Submits recommendations for corrective or preventative actions for high risk exposure conditions to Assets, Regional, or Resource Managers. Risk areas may include but are not limited to, use of agricultural chemicals and other hazardous materials, and issues involving trespassing, encroachment, fire prevention and containment, and other issues.
Access Administration and Coordination

Develops, administers and implements property access procedures.

Reviews and approves public access requests, issues permits, and coordinate entry and exit.

Assists Assets, Regional, or Resources Managers with coordination and/or delivery of on-property educational, stewardship or promotional events.

Enters transactions for land access requests and actions into PIMS.
Security Procedures

Develops, administers, and implements security procedures to minimize unauthorized access to KS properties. May require oversight and coordination of third-party services to provide monitoring services.
Contract Administration

Assists Assets, Regional, and Resources Managers with bid process to secure vendors and manage contract implementation to complete program and projects.

Ensure vendors fulfill contractual obligations.
Community and Government Relations

Maintains working relationships with local, state, and federal agencies to protect KS property rights and reduce unauthorized activities on KS properties.

Attends various public and community meetings to communicate KS plans for land, cultural, conservation, or natural resource management issues.

Analyzes and develops recommendations to improve operational efficiencies within area or region
Position Requirements
Minimum Qualifications - An equivalent combination of education and experience may substitute for the requirements listed.

Associate's Degree with a concentration in Political Science, Criminal Justice/Law Enforcement, Natural Resource Management or related field

Minimum of 5 years of work experience in security or law, land, or conservation enforcement.

Demonstrated ability to maintain composure when faced with confrontational situations. Skilled at understanding needs and working towards resolution with little assistance.

Ability to analyze moderately complex situations and implement solutions within the context of KS plans and operations

Excellent customer service orientation

Ability to read, understand, and create standard maps

Ability to operate GPS and camera equipment

Proficiency using GIS software and other computer systems

Excellent communication skills, written and verbal

Solid understanding of community and ecological issues in Hawaii

Strong project management skills and ability to lead moderately complex projects

Ability to balance business perspective with good understanding of situational context to select the best course of action for the organization

Preferred Qualifications

Current and valid driver's license

Strong understanding of Hawaii land ownership and geography

Escrow, real estate or mortgage origination experience

Knowledge of agricultural, conservation, ranching and forestry practices

Working knowledge of real estate contracts, leases and rental agreements

Fire, Pesticide Monitoring Training
Physical Requirements

Ability to hike to remote areas

Frequently sits, perform desk-based computer tasks and grasp light or fine manipulation, talk or hear.

Occasionally stand and/or walk, write by hand

Lift and/or carry, push and/or pull objects that weigh up to 20 pounds (physical requirements of heavy travel).

Sitting for long periods due to travel requirements.

Rarely twist, bend, stoop, squat, kneel, crawl, climb, reach or work above shoulder, or grasp forcefully.
Working Conditions

Work is typically conducted in an office environment during non-travel days. During travel days, work is frequently conducted in non-standard workplaces.

Work is not typically limited to normal business hours and days. Evening and weekend hours are often required to meet goals and objectives.
