Job Description :

O’Brien Design+Build is searching for a Project Manager to strengthen our Oregon Coast based teams in executing projects throughout that region. Ideal candidates are highly collaborative managers who are interested in applying their passion and experience to a innovative process. As a Project Manager, you will be responsible for managing the entire construction process from start of job to final completion of all assigned projects

Main Role & Responsibilities:

  • Management of Project teams, including Designers, Project Engineers, and Assistants.
  • Lead project meetings with the client and the internal teams from pre-construction throughout close-out.
  • Practice the Design Build mindset, controlling costs and setting schedules and milestones for design team, providing constructability feedback and transition project to construction.
  • Perform detailed and accurate estimates from conceptual to hard bid.
  • Ensure budget compliance and complete cost control, including weekly timecard approvals.
  • Manage contracts and review/approve all trade and supplier invoices.
  • Organize and manage project correspondence and documentation.
  • Prepare client billings each period in cooperation with Accounting Department.
  • Coordinate owner approval of project submittals, shop drawings, schematics and engineering associated with project improvements.
  • Track, manage and execute project change orders.
  • Coordinate with several parties during all phases of the design, production and construction administration phases of a project to ensure a cost- effective project design.
  • Demonstrate cooperative behavior with colleagues, supervisors and public. Act as company representative in the greater Portland and Valley regions.
  • Sort complex goals; determine short- and long-term goals and communicate them clearly to the production team.
  • Manage multiple projects when necessary.
  • Achieve timely completion for occupancy, while ensuring quality control.
  • Ensure successful project warranty and customer service.
  • Assist with Business Development.

Success in this Role:

  • Must possess ability to work and cope well under pressure, meet multiple and sometimes competing and tight deadlines.
  • Proficient at managing large to small residential jobs.
  • Strong computer and systems applications skills.
  • Strong written and verbal communications.
  • Perform excellent daily decision making and problem-solving skills in a professional manner.
  • Extensive knowledge of building codes, ordinances and regulatory agencies in the region.
  • Extensive knowledge and understanding of the required scope of work needed from consultants - structural, MPE, landscape, etc., and ability to perform design program conformance and interdisciplinary conflict reviews.
  • Extensive understanding of construction plans, documents and specification preparation, coordination and implementation.

Qualifications:

  • Preferred to have at least 4+ years of experience as a Project Manager, working in construction and/or related educational background.
  • Preferred experience in Vista by Viewpoint construction software.
  • Preferred experience in Microsoft Office, BlueBeam, Adobe, and MS Projects.
