• We are looking for a Full-time Residential Rehab Project Manager for our fast-growing real estate Investment, Management, & Renovation company based in Cleveland, OH. • We are a small business and are only looking for someone with several years of very direct and relevant experience – we are not in a position to train you, although we will provide extensive management support to help make your life easier. You are stopping into a established business with strong processes and softwares and templates.
• The Company: HelloHome Renovation, LLC Is a home renovation company with an emphasis providing full satisfaction to rehab projects our own and our client’s homes.
• HelloHome invests in rentals and flips and also operates a property management and home reno business. We have several projects at any given time - some for ourselves and some for others. This role will focus on helping all the companies with home rehab and being a bridge between the project and the owner.
• You will oversee existing crews & subs, help recruit new crews, conduct inspections for new home purchases, complete in-depth home scope of works and material estimates, help execute contracts with contractors for jobs and monitor insurance, oversee unit turns, complete city inspections and paperwork, and occasionally oversee large tenant maintenance issues. As we grow, some of these functions will be diverted to new employees.
• Knowledge of local and state building codes and permit requirements
• Ability to read, understand and organize construction plans and specifications
• Must be computer literate with basic to advanced knowledge in Microsoft office as well as the ability to learn new cloud base software
• Quality to attention and a strong specific understanding of the construction process are critical. You will be tasked with ensuring that all homes are 100.00% complete and all punch list items are completely taken care of.
• Must be comfortable driving to several sites each day.
• Strong communication and people skills are critical. You will be working with dozens of subcontractors on a daily basis, each with their own personality. You will be required to make sure everything inside and outside the walls was done correctly and on time, which often includes educating crews to improve performance. A strong BS meter is required. Bonus potential if you are able to help expand our crew base with reliable workers.
• Ability to be the good cop and the bad cop when needed. You will need contractors to like you, and you will also need to fire them occasionally.
• Management experience - you will be managing over 10 people directly within your first year on a day to day basis, and contractors can be very difficult to manage especially when they first come onboard.
• Spanish and English dual speakers preferred.

Position Requirements:

• Experience in dealing with All construction practices.
• Strong working knowledge of how a house works and is bult and repairs including specific materials and understanding of: Carpentry, Painting, Plumbing, Electrical, HVAC, Roofing, Landscape Maintenance)
• 8+ years’ Experience in Residential Construction/rehab experience
• 4+ years of management experience
• Experience/Certification with Construction & Other Software (Not Required, but Encouraged).
• Strong Management & Communication Skills with Clarity
• Clear and concise communication to clients through multiple forms of communications. (Via. Email, phone, apps.)

• Ability to work 40-50+ hours a week when necessary
• Your schedule will mostly be during normal office hours, but there will be occasional off hour matters that will require your attention (sometimes in-person for emergencies)
• Ability to lift a minimum of 50-80 pounds
