JOB DEFINITION:
Bend-La Pine Schools is looking for an expereinced Project Manager to lead the work to be completed at many of our sites.

This position is responsible for coordination of construction project operations to ensure projects are completed on schedule and within budget, while maintaining the District’s satisfaction with project contract management and fulfilling the District’s project Vision and Goals

ESSENTIAL JOB FUNCTIONS:

Develop positive District, Architect, Project Team, Contractor relationships. Promote team approach to completion of projects as a common goal.

Assist with development of project descriptions, budgets, schedules, and goals.

Participate, record, and maintain District, Architect and Project Team feedback and actions during all phases of the project, including site development, building design, contractor bidding, construction, and close-out.

Prepare, advertise, and award contracts for Professional Services, such as Architectural, Geotechnical Analysis, Civil Engineer, Traffic Studies, Independent Testing and Analysis, Commissioning Services, or others as required by the project specifics.

Develop, advertise, and award contracts for Construction Services.

Visit jobsites on a regular schedule, as established by the Director of Facilities and Maintenance, prepare and distribute progress and inspection reports and photos.

Attend design and construction meetings to record and distribute meeting minutes.

Maintain overall project schedule, monitor, and analyze construction schedules prepared by others. Provide updates as required.

Review, designate, and approve project invoices including consultants, contractors, and vendors.

Maintain project budgets and provide reports on costs to date and projected completion costs.

Manage all issues related to assigned projects relating to accounting, insurance, bonds, payroll, retainage, and warranty in addition to providing other situation resolution related to the work.

Participate in weekly schedule meetings with Director of Facilities and Maintenance.

Identify, approve, prepare, and monitor all changes to the contracts, including those for professional services and construction. Maintain and distribute appropriate logs.

Initiate Request For Information (RFI) procedures during the course of construction. Maintain and distribute appropriate logs.

Ensure on the job project documents (including as-built record drawings) are current and that they are kept appropriately.

Record project hours for timecard.

Assure positive and efficient services are provided to Staff, Architects, Contractors, Vendors, and Community by providing directions and responding to requests for information.

Serves as information liaison between the supervisor, other administrators, district staff, and the general public, as necessary.

Fulfills performance standards identified in the evaluation process as required by the position.

Fulfills other related duties as assigned.

WORKING CONDITIONS:

This employee frequently lifts and moves boxes, or other items, weighing up to 30 pounds. This employee is required to be exposed to inclement weather conditions and construction sites and may require the climbing of ladders, scaffolding or other construction situations. The employee works under tight, inflexible deadlines. The tasks require extreme accuracy and concentration; the employee works with continual interruptions. Employee must maintain a pleasant attitude with staff and the public at all times.

Knowledge:

  • Current office practices, software, procedures, communication, and equipment
  • Rules, regulations, procedures, functions, and policies of the District

  • Filing, record keeping and accounting systems
  • Safety practices

Skills & Abilities:

  • Organize fiscal records, ledgers, and numerous data
  • Well-rounded in skills and techniques of scheduling, planning, record keeping, blueprint reading, cost management, and coordination of project information
  • Works with supervisors to assess and resolve problems or situations
  • Accurately transfer, record, and convey information, materials, and money as required by the position
  • Verbalize concepts and communicate effectively in person and over the phone using a pleasant and well-modulated voice
  • Establish and maintain effective working relationships with staff, administrators, co-workers, supervisors, and the public
  • Exceptional verbal and listening communication skills and proofreading skills
  • Courtesy and discretion in protecting confidential information
  • Ability to respond effectively to multiple conflicting priorities, continuously prioritizing and reprioritizing projects and situations and to respond to unexpected changes
  • Obtain or possess a valid Oregon driver’s license and maintain an insurable status for automobile and liability coverage to make frequent and spontaneous travel to work sites as required

EDUCATION AND EXPERIENCE:

  • 3 – 5 years construction experience
  • Completion of an accredited project management program or 4-year bachelor’s degree
  • 5 years previous project management experience

Job Type: Full-time

Pay: $97,517.00 - $103,876.00 per year
