Job Purpose:

Working at the Optum Office in Gainesville, Ga. 7am to 5pm Monday through Friday. Maintain positive relationships and act as the liaison between sub-contractors and clients in managing all components of construction projects from start to finish. The project manager will plan, direct, and coordinate all construction projects and will be responsible for supervising superintendents.

Essential Functions include but are not limited to:

Schedule the project in logical steps and budget time required to meet deadlines using critical path method.
Evaluate construction methods and determine cost-effectiveness of plans to ensure profitability and manage cost of project. Provide leadership to the project team to ensure safe, profitable, and timely completion of projects.
Prepare and submit budget estimates, progress and cost tracking reports.
Evaluate construction methods and determine cost-effectiveness of plans.
Inspect and review projects to monitor compliance with building and safety codes, and other regulations.
Develop and maintain relationships with owners and design professionals.
Confer with superintendents, owners, contractors, and design professionals to discuss and resolve matters such as work procedures and construction problems/Issues.
Creation of invitation to bid including a thorough description of work for new projects including handling and assisting with bidding.
Manage superintendents, coordinate work of subcontractors and developing, maintaining and updating the project schedule.
Interpret and explain plans and contract terms to administrative staff, workers, and clients, representing the owner or developer.
Obtain all necessary permits and licenses.
Negotiate buyouts and select subcontractors.
Prepare contracts and scopes of work; negotiate revisions, changes and additions to contractual agreements with architects, consultants, clients, suppliers and subcontractors.
Evaluate change orders and process RFI’s.
Evaluate subcontractor payment applications and schedule of values.
Requisition supplies and materials to complete construction projects.
Visit project sites every week and assist with sub meetings
Develop and maintaining sub completion list and assist owner with punch list.

Will lead and direct the work of others. Carries out supervisory responsibilities in accordance with the organization's policies and applicable laws. Responsibilities include planning, assigning, and directing work; appraising performance; addressing complaints and resolving problems.

Job Requirements:

Must possess a minimum of ten years’ experience as a Commercial Construction Project Manager
Must be self-motivated and have the ability to work independently.
Must rely on experience and judgment to plan and accomplish goals.
Must have strong organizational, communication and interpersonal skills.
Must be able to read and interpret blueprints.
Must be able to read and approve submittals
Must be able to do material takeoff’s
Must be able to set and meet high quality standards while meeting aggressive schedules.
Must display strong leadership skills and personal accountability.

Qualifications:

Education/Experience:
Ten years related experience and/or training or a four-year degree and six years of related experience and/or training or a combination of education and experience.

Language Ability:
Ability to read and interpret documents such as safety rules, operating and maintenance instructions, and procedure manuals. Ability to write routine reports and correspondence. Ability to speak effectively before groups of customers or employees of organization.

Math Ability:
Ability to calculate figures and amounts such as discounts, proportions, percentages, area, circumference, and volume. Ability to apply concepts of basic algebra and geometry.

Reasoning Ability:

Computer Skills:
Individual should be proficient in the use of Microsoft Word, Microsoft Excel, Microsoft Outlook, and
Microsoft Internet Explorer. Individual should also be proficient in the use of Microsoft Project.
