Senior Construction Manager |Job Description
About the position
The Senior Construction Manager (SCM) position is a critical leadership role within our vertically integrated development, design-build organization. The SCM will oversee numerous large-scale projects simultaneously. The SCM will collaborate with our entire design-build team to plan the scope and strategy of upcoming projects, develop budgets and timelines, and select the best vendors and crews to complete each job. During construction, the SCM will manage a team of site superintendents to ensure construction proceeds efficiently, on time, on budget, and in a safe manner.Primary
Duties
Planning, Scheduling, & Pre-construction
- Coordinate with project teams to create baseline schedules for each project, monitor, review, & update project timelines throughout the duration of each active project.
- Develop detailed budgets for each project.
- Masterplan long term staffing & procurement strategies for all projects collectively to ensure an efficient &streamlined workflow/ prevent internal and external bandwidth conflicts.
- Lead weekly staffing meetings with team of site superintendents to plan and schedule the work of internaland external teams for the week ahead. Ensure short-term and long-term plans are in place for projects tostay on schedule.
- Work closely with internal and external design, engineering, and planning teams throughout the designprocess to provide feedback on constructibility, building performance, value-engineering guidance, andlogistics.
- Manage building / utility permitting and inspections for all active projects- coordinate with designers andassistant site superintendents assigned to each job as needed for day-to-day operations regarding these efforts.
Site Management
- Work with each site superintendent to ensure general conditions are in place for all job sites prior to kick-off.
- For each active project, collaborate closely with the assigned designer, project manager, & sitesuperintendent to ensure accurate plans are available on site, materials are delivered on time for install, sites are clean, organized, safe, and secured in conformance to company policies.
- Work with team to manage and create systems to organize each project effectively on a regular basis.
- Perform regular site walkthroughs to ensure each project is being built in accordance to plans andspecifications and report conflicts to project team.
- Routinely liaise between the design and building teams to coordinate design changes in the field. Work witharchitect for each project to document and catalog RFIs, addendums, and official SKs. Manage close-out process for all projects.
Contract negotiation & procurement
- Collaborate with team to manage takeoffs, specifications & procurement process for all construction projects.
- Work with procurement team to ensure all products are being bid out in conformance with company standards & ordered per the drawings and specifications and that a plan for secure delivery is in place.
- Coordinate with site superintendents to verify conditions in the field match drawings and specs prior to placing orders.
- Work with each site superintendent to ensure that all materials needed to perform work for the upcoming week is safely secured on site and staged for install. When necessary, this includes tasking a team member with picking up materials at supply houses and making sure all items not delivered to site by vendor or supplied by subcontractors are picked up and stocked on site in advance of install.
- Build upon our team’s list of preferred vendors, subcontractors, and materials suppliers to ensure adequate material & labor is in place to meet the demands of all current and upcoming projects.
- Play a major role in bidding, awarding, and contracting with all subcontractors and vendors required to complete all phases of each project. Review, manage, and track change order process with each subcontractor and vendor and report to management and accounting team.
Essential Candidate Requirements
- 10+ years of construction project management experience required
- Significant experience managing $10,000,000+ large scale residential ground-up-construction of varyingconstruction types including podium construction. Bachelor's degree in Construction Management, BuildingScience, Civil Engineering, or Architecture
- Thorough knowledge of construction cost, scheduling, estimating, purchasing, and engineering principlesand techniques, as well as accounting principles.
- OSHA-certified Fluency in AIA contracts,, drawings, specifications, scopes of work, and project schedule.
- Demonstrated leadership and interpersonal skills.
- Proficiency in spreadsheets, microsoft project or equivalent
Compensation
- Base annual salary range of $175,000-$195,000 commensurate with experience
- Project performance-based bonus incentives paid out annually
- 3 weeks paid time off plus ten (10) company-observed holidays.
